Dear Blue Tree Resort Owner:

Enclosed is the proposed Blue Tree Resort at Lake Buena Vista Operating Budget and Reserve Allocation for 2018. SPM Resorts, your Management Company, works with guidance from your Board of Directors to monitor all expenses and the operation of your resort. The Board’s focus has always been to maintain and improve the quality of your Blue Tree Resort property while keeping owners’ fees under control and the Reserves funded.

Most notable, the following unit and building upgrades during 2017: twenty units in Building 2 were updated with new carpet, drapes, mattresses, box springs, dressers, nightstands, headboards, light switches and electrical outlets, new sleeper sofas, kitchen back splashes and paint throughout the units. In addition, a knockdown texture replaced the popcorn ceiling. Sixteen units in Building 4 were updated with new dressers, nightstands and headboards. The pillars and archways were replaced at Building 13, in addition to ten pillars and eight archways that were replaced at Building 18.
Additionally, general property items for 2017 also include the installation of a PVC fence between the property and shopping center, the awnings at Pool I were replaced, a handicap lift was added to Spa 1, Pool 4 heater was replaced, and pool lounge chairs and umbrellas were added.

The Reserve Fund is critically important to the resort as a means to repair, update and fund these capital items throughout the property. Were it not for the Reserve Fund, special assessments would be billed to the owners for major capital projects such as room refurbishments and building exteriors. Reserve projects for 2018 are budgeted to include soft goods refurbishments, interior painting and ceramic tile, popcorn ceiling removal, HV AC replacements, pool furniture, handicap lift, mattresses and box springs, bathtub resurfacing, washers, dryers and televisions, pool restroom refurbishment and other capital projects.

We would like to urge all owners to make every effort possible to pay their maintenance fees as it affects the day-to-day operations and maintenance of the property. Due to the overwhelming interest in travelers to stay at Blue Tree, the rental program continues to grow, which helps to offset some of these increasing expenses, and allows the Association to pass on a smaller increase to the owners. As a result, we are presenting a budget for 2018 that has a total maintenance fee increase of $55.00 per interval, primarily to support increases in the Reserve Funding, increases in Property Taxes, and increases in bad debt expense in recent years, as outlined on the enclosed proposed budget.
