Dear Blue Tree Owner:

The resort underwent several major projects during 2011 to ensure that your investment is being maintained and that you can continue to enjoy the resort each time you visit. The revenues generated by our successful Delinquent Owner Rental Program are relatively steady, despite the current economic conditions. This helps to keep maintenance fees stable despite ever increasing expenses. As always, we have been very interested in gaining an understanding of the wishes and desires of our fellow owners, and we continue to act on your feedback.

We are pleased to have completed the following in 2011:

  • Exterior painting of all buildings.
  • Installation of new windows in all units.
  • Construction of elevators between Buildings #12 and #10 and #15.
  • Construction of pedestrian walkway between Buildings #10 and #18.
  • Replacement of soft goods in Buildings #2 and #10:
  • – New Sofas/Chairs – Dining Table/Chairs – New Draperies and Linens
  • – Ceiling Fans and Artwork
  • Completion of shower stall replacements in Buildings #7 and #9.
  • Completion of air conditioners in Building #6.
  • Replacement of all louvers on the outside of the buildings.
  • Replacement of all signage on the property.

Our plans for 2012 are very ambitious and continue our ongoing unit renovation program. We are sure you will be as pleased as we are with the goals:
Replacement of soft goods in Building #3

  • – New Sofas/Chairs – Dining Table/Chairs – New Draperies and Linens
  • – Ceiling Fans and Artwork – Mattresses and Boxsprings
  • – Flat Screen TV’s

Refurbishment of Building #3, #7, #12 and #13 to include:

  • – New Kitchen and Bathroom Cabinets – Granite Counter Tops
  • – Stainless Steel Appliances – New Lighting

Even though we have seen a small decline in the collection of maintenance fees, most likely attributable to the economic climate, we are still committed to upgrading the resort. Through judicious monitoring of expenses, reduction in property insurance premiums, and healthy revenue from our Delinquent Owner Rental Program, we were able to keep the increase in maintenance fees to a modest 2% ($10). We pledge to judiciously and conservatively manage the Association funds to make your ownership a pleasure rather than a burden.

We are pleased to provide the enclosed materials in preparation for our Annual Meeting. The Association requires a quorum to conduct an Annual Meeting and as a result, we urge you to take a moment to complete your proxy and send it in now. The only way that we can accomplish this is to receive proxies from at least 15% of the owners. Once again, two of the three Board seats are available for election by the owners (the Developer holding the third), and once again, we are asking for your proxy. It is extremely important that you return the enclosed proxy, as it is the only one authorized by the owners’ Association. NOTE: You may also fax your proxy to the firm of Averett, Warmus, Durkee, Osburn, Henning at 407-849-1119 or email to: proxy2011@bluetreeowners.org. We know that the timing of our annual meetings is such that many folks forget to respond until it is too late. This is why we urge you, if you support the current management and Board of Directors of the Resort, to go ahead and return your proxy now, before it gets lost in the seasonal activities.

We ask for and appreciate your continued support. Please consult the Association website for updates at www.bluetreeowners.org, and your owner representatives of the Board are available via e-mail and telephone for personal responses to your concerns.
